    Making An Offer

    When you find a home you want to buy, you'll make the seller an offer in writing. Your offer is typically the first step toward negotiating a sales contract. That's why determining how much to offer is more complex than simply determining a price. Because of the large amount of money involved, both the buyer and the seller need to protect their investments and limit their risk. This is why when you make an offer, you not only specify the price you are willing to pay, but also the other details of the purchase such as:

  • How you intend to finance the home
  • Amount of the down payment
  • Who pays the closing costs
  • What inspections will be performed
  • Whether or not personal property is included in the purchase
  • Terms of cancellation
  • Any repairs you want done
  • Date you will take physical ownership and possession of the property
  • How to settle disputes should they occur

    Contingencies:

    Contingencies generally allow you to anticipate potential problems so if something goes wrong, you can cancel the contract without penalty. If you cancel a contract without having agreed upon conditions and contingencies, you could find yourself forfeiting your good faith deposit and money spent to inspect the property, as well as other damages.   • Once you find a home and submit your offer, you then wait for the seller's response. The seller can accept, reject or counter your offer with one for a higher amount. This begins the process of price negotiation that continues until both parties either agree on a price or decide to go their separate ways.
    Your Good Faith Deposit

    Along with your offer, you'll provide a "good faith" deposit that demonstrates to the seller your serious interest in buying. This is one of the additional costs mentioned earlier. This money is deposited only once the offer has been negotiated and accepted by both parties.

    The Home Inspection

    After you find a home and make an offer, a house inspection is often ordered. The seller should have the property available for inspection by a professional.

    In a typical inspection, experts examine the existing conditions of the property. Inspections may be required by law with the elements inspected varying by region, state, and/or your agreement.

    Technology is transforming how Americans buy and sell homes in unexpected ways, including how they work with real estate agents and brokers, according to one of the largest surveys of real estate consumers ever conducted. The study was released today by the National Association of Realtors®.

    Nine out of 10 home buyers use a real estate agent in the search process, but use of the Internet to search for a home has risen dramatically over time, increasing from only 2 percent of buyers in 1995 to 77 percent in 2005; it was 74 percent in 2004. The next largest source of information for buyers is a yard sign, mentioned by 71 percent of buyers.

    The nuclear family consisting of a stay-at-home-mom, working dad, two children, and the family pet has experienced some changes. Today, just 34 percent of U.S. households have kids under the roof. Single parenthood is commonplace, and mothers working outside the home make up the majority of family lifestyle scenarios. More and more unmarried people are buying homes, not worrying about waiting to tie the knot with a life partner before they invest. These unmarried couples, with or without dependents, now form a measurable segment of the home buying population.

    In the 21st century, older homebuyers make up an increasing share of the market as well, affecting the design of new housing and creating trickle-down opportunities for younger homebuyers by way of the larger homes they leave behind. As the millennium began, one Baby Boomer began turning 50 every nine seconds. During the birth explosion of the Baby Boomer years (1946–1964) 76 million Americans were born. Today, they represent 28 percent of the population. In response to these statistics, hundreds of active adult and retirement communities have sprung up all over the United States, with an end to that trend nowhere in sight.

    Real estate finance has also changed. Where Grandpa was offered a simple mortgage at a standard, fixed interest rate, today’s buyer can choose from among hundreds of innovative loan programs, each designed to meet some borrower’s particular financial need.

    The desire to retreat from the pressures of an increasingly crowded society, inflation, upwardly spiraling taxes, the booming economy of the decade just closed, the need for self-expression, and the ever-increasing desire to “have it now”—all enter into the decision to buy a home.
